Things that you should know about RERA

RERA has been set to change the paradigm of real estate industry. With the new alterations in the Regulation Act has in fact benefitted the real estate consumers beneficially. Along with it, the addition of GST has benefitted the Indian real estate market exponentially. With the hype and long-awaited modifications in act, budget homes and affordable housing will see rise of demand. Although the hype and news might seem complicated, the Act is pretty straight and convenient to understand. With the addition of GST link up in the current trend, budget homes are bound to take over the real estate market. Maha RERA has created a fright amongst many top builders in Pune.

Apart from budget home consumers, GST has set to ease the norms over the builders. With back-to-back duration of RERA and GST, the most common 1 and 2 BHK homes have eased on their land prices. Therefore, the center chooses to relax the land pricing and thus boost the market of budget homes. Apart from Pune, the prime locations of PCMC like Moshi, Chikhali and Dudulgaon have seen a drastic drop in pricing of apartment lands. The basic impact of GST and RERA has effectively neutralized the taxes in real estate sector. The following has been altered to release the dump of unwanted pile-on in the supply inventory of residential sector.

Following are the basic RERA rules that everybody will benefit from:

Developers have to incur own construction cost from laying the foundation to up to three floors.

Any change in layout plan in any of the buildings should be conveyed and approved from the customers. Therefore, if you need to change the plan of 1 BHK to 2 BHK, the customers will have the right to approve or disapprove over the same.

Whatever needs to be delivered, should be strictly mentioned in the agreement. Therefore, even the minor things that the developers or builders may feel is negligible cannot be ignored in the agreement.

Although most of the rules and regulations are favored for the consumers and affordable housing customers is what RERA has defined itself as, the boon and benefit for the developers and builders is the GST. With a right treatment and relaxation of tax proportion, the builders can effectively make good bargains in budget home projects.<

Till date, many builders have invested their profile in budget homes, however, the supply and more misfortune acts in real estate have still slowed down the pace for them. The RERA and GST impact aims to change the paradigm of affordable housing and real estate sector of Pune, Maharashtra and as a whole nationally. With this whole new perspective, real estate sector will see the best practices that are necessary for the consumers. The rise of this sector will in fact edge a new horizon of Indian economy as well. Therefore, although PCMC has always marked a developed twin city of Pune, with these new norms there will be more convenient and beneficial growth and satisfaction for both parties; the customers as well as the developers and the builders.

“SHE” in the “HE” world

When there is something is made or created especially for you, only you, everyone feels happy about that attention. Men being a little jealous think, why is there no Men’s Day? The reason why Women’s Day came into existence was because, back in early 90’s women were facing difficulties & inequalities in every area of interest. Being initiated in America, steadily this day gained importance worldwide as it was back supported by United Nations.

Being women is a great deal, especially in a male dominated world. Being on any part of the globe, women are still considered as second class preferences in terms of work.  Especially in a country like India where women Goddesses are worshiped and at the same time women at home are harassesd and tortured and at work they are considered less smarter than our Macho Men.

To protect women and their rights there are some legal rights made to help them fight back in horrifying situations. Handful of women know their rights and actually exercise them when needed. So this Women’s Day lets spread awareness about these rights & benefits we have so that all women feel blessed & know that the society cares for them. Let’s read through some of important legal rights every woman should know:

Dowry Prohibition Act, 1961:

Dowry being the most common practice in India is given by the bride’s family to the grooms family at the time of marriage.  Women after marriage are harassed and tortured for not being happy with the dowry received, thus making it an illegal act. The government of India has made the dowry system illegal. Families are subject to penalty if found practicing the system.

Effects of Demonetization on real estate sector

On November 8, 2016 when Prime Minister Narendra Modi, declared to the entire nation about discontinuation of Rs 500 and Rs 1000 notes from midnight, the whole nation was shocked from this revelation. There was chaos everywhere, as people started to panic about the effects of demonetization on day to day life. Long & never ending queues stood outside banks & ATMs. There have been mixed reactions of people to this decision by our PM due to the hardships it has caused to common people but majority of them have reacted in the most overwhelming way.

Demonetization – the biggest news of 2016!!

Though the real motive behind it was to abolish the black money & also eliminate the fake currency from the market. In the long run this will definitely help to stabilize the country’s economy and also secure our nation from illegal actions. The effect of it has been different of varied sectors. Obvious ones are; inflation will drop down drastically, which will lead to the reduction the prices of various goods & services. Bank will have more deposits which will reduce the interest rates on loans & eventually due to payment of taxes; the government will have more money to spend of infrastructure & development of the country.

The Real estate sector is one of the sectors that has got affected drastically due to this move. Let’s read below the effects of Demonetization on real estate sector:

Homes loans getting cheaper: With more deposits being done in the bank, the fund holding of the bank has gone up in shorter span of time. This in turn will decrease the home loan interest rates significantly. The expected rate of interest would be between 8% to 10% on home loan in the year 2017.

Transparency: Due to the introductions of RERA’s amendments and demonetization affecting this sector back to back, there will much transparency in the transactions as all the payments will be made in white.

More Demand: Since home loan will get cheaper, the demand for houses will increase as the purchasing power will be in the hands of the buyers. Also the unsold inventories may come down since demand will increase.

Opportunities of foreign investment: With improvements and transparency in the economy there may be room for more foreign investments in the sector.

On the various points mentioned above, the real estate developers in Pune had a different take on each. Aksha Group, having many new construction projects in Pune, was much happy with the effects of Demonetization and implementation of RERA. Their 1, 2 and 3 BHK flats in Moshi – Chikali, Pune are a paradise to every home buyer. Affordable, comfortable & various payment schemes for the buyer’s makes this group much loved and trusted developer in Moshi & Chikali, PCMC.

Pune- a vibrant and thriving city situated in the western Indian state of Maharashtra. Pune was once upon a time called a “pensioner’s paradise”.People looked upto this city for peace and serenity. This in return has increased the demand for houses increasing residential projects relatively.

Improved Infrastructure and facilities:

This city has been on a massive development juncture since centuries. Conscious efforts are made by the Civic body to provide the best of infrastructure in terms of roads and their connectivity. Pune is easily connected by road, rail and airways. Having multiple options in every transport mode makes it an easily accessible place.

The presence of some of the top colleges in different fields like medical, engineering, theater, IT and creativity makes this place a one stop solution to all. The setup of some of the biggest IT companies in Pune is the primary reason why the investment in Pune is booming. Huge brands are coming to the city which has increased the employment rate. More job opportunities in decreasing the unemployment which is a positive factor.

Top builders of the city like Aksha Group, are constantly on a roll to provide some of the best projects in the city. Featuring 1, 2 and 3 cheap flats in Pune, they are providing budget homes to people who dream of having their own house in a city like Pune. Attracting both domestic and international buyers of property in Pune.

Benefits of purchasing a 2 BHK house

Living in a city like Pune and owing your own house is a proud feeling in itself. When people own a property they leave no opportunity to flaunt it. Project amenities, location are always a point of discussion. For a young couple to who has purchased the house with their hard earned money is like a dream come true. They call it a dream home.

Usually couples or smaller families go for 1 BHK homes keeping in mind their finances. That one bedroom, hall, kitchen and bathroom is perfect for small families or very few people like 3 friends staying in. But if there are more people living, then 2BHK is the only rescue. If finance is pretty sorted for you, then you should definitely consider a 2 BHK apartments with Aksha Group – one of the top builders in Pune who has comfortable 2 BHK apartments in nearly 7-8 projects of theirs.

2 BHK is preferred over 1 BHK, why ?

More Space: Purchasing a 2BHK than 1BHK definitely gives you more space. The total carpet area increases along with the added bedroom and Bathroom. You can also use this additional space to recreate and pick hobbies that you always wanted to. Create a gallery or library there, make it a dance room and groove to your favorites there.

Additonal Amenities: When you purchase a 2 BHK the developer always gives additional benefits to the 2BHK and 3 BHK owners. Like n extra parking space or more member reservation at the club house events or maybe a bigger balcony. It comes like a package, bigger the house, more are the amenities and comforts. Like at Aksha Group the builder has numerous 2BHK flats project in Dudalgoan and has given top line amenities like Amphitheater, Jogging track, Yoga and meditation hall, Gym, Party Lawn etc.

Perfect for Future: Whether you’re a married couple or single 2BHK will be a good option for you because the family will always grow in future with new relations. Also there is a possibility of family, guests and friends coming over. When finalizing upon the flat always keep the project location on a priority. When living with family, the house should have easy connectivity to important places of the city. In this regard, Aksha Group has all their projects in the central parts of the city like Moshi, Chikhali with has direct access to Spine road.

Resale value: We purchase a house with the intention of living in it forever and creating some amazing memories in there, but for any circumstances if you have to sell the house then 2BHK flats are easy to sale and chances are always high that there will be appreciation in the rates of the property.

Balcony Gardening Tips

Crazy about gardening? In this age where one lives over the other, there are no backyards where you can plant your favorite flowers and plants. But gardens still can exist in your own house. You can simply create a Balcony Garden. Balcony garden could be a very pleasant place which could give you a quick escape from your daily stressful schedule.

Here are some of tips for beginners to create a garden in your own balcony.

1. Sunlight time: Before beginning, understand the sunlight & weather cycle. Note down the number of hours your balcony receives direct sunlight. North facing balconies can also be a good option for plants to bloom if they receive indirect sunlight.

2. Study which plants work in your weather and soil: Have deep study about the plants you want to have in your garden. The soil and weather should be suitable for the plantation you want to have.

3. Shop Carefully: When you go plant shopping don’t just pick plants without thinking. Initially pick two or three and study their growth. The containers that you choose should be compatible with the growth habits of the plants.

4. Don’t rush to water: Till you actually don’t understand the plant needs, water them only once a day. Extra sunny and hot days water them twice a day but make sure there enough drainage to the pot.

5. Give attention: Once you have planted your favorites make sure you give enough time and attention. Research says that talking to your plants boost their growth. Treat them like your friends and you will see them respond.

A full fledge garden balcony gives freshness and liveliness to the house. Sadly not many real estate developers consider this while building and developing residential projects. One very thoughtful builder I came across in Pune was Aksha Group. I really appreciated their design aesthetics, as in each of their projects their care & love of the customers is depicted. They have 1, 2 and 3 BHK flats in Pune across various locations like 1 BHK flats in Chikali, 2 BHK flats in Dudalgaon, 3 BHK flats in Moshi and plan to have many upcoming projects in Pune. But once you are financially ready, make sure you take the right decisions as buying a house can be a lifetime’s decision & a place where you would spend rest of your lives. Mentioned below are some of the points you need to keep in mind before buying a house.

  • Budget: When you’re house hunting keep in the mind your budget. House expenses not just involves the final house amount to be paid to the builder but additional expenses like club membership charges, parking space charges, service tax, stamp duty, registration charges, home loan processing fees, electrification charges, transformer charges, preferred location charges (PLC), etc . Carefully allot budget as these charges shouldn’t later be a problem for you.

  • Project Location: The most important factor is the location of the project. Start looking for houses in the area where you wish to stay. In case, that location falls out of your budget, look for options closer to that area. Otherwise, when you decide upon the location keep in mind that the project should have proximity to places like your work place, schools, hospitals, grocery marts, shopping centers and most important is should be near to public transports or a place where you easily get transport.

  • Builder Reputation: Before taking the final decision, make sure you check the old records & reputation of the builder in the market. Visit their site, ask questions, do some research, talk to localities, keep digging information until you’re not satisfied. Visit their previous projects you will get an idea of their work.

  • Loan Facility: If your planning to avail the loan facility make sure your bank or the bank you desire to apply for loan is registered with the builder. Usually all the reputed builders are registered with leading banks. Wisely divide your down payment & your installments as per you capacity to pay back keeping in mind the monthly expenses.

  • Project Amenities & Specifications: Every project has some essential as well as leisure amenities to its project. Important is how properly are they maintained & are they of real use. Keep a check on the fittings and accessories used by the builder. They are the most used by buyers & should be of utmost quality.

Types of houses

Couple years back, with the advent of rising IT sector, real estate also marked a boom in its profile. The style of high class and plush homes was supposedly the necessity of the market. And dedicatedly many real estate developers started entering this trend. But as the demand started decreasing, adapting towards that change became hard. Now the scenario is such that there are more apartments built than needed. And now the situation is such that there is quite a drastic imbalance. Now, with the city culture, independent population a new trend is rising i.e. standalone buildings. Standalone buildings are quite a convenient option so builders as well as home seekers to get over this imbalance. A short market study reveals quite a lot of interesting facts about these two cultures which are in the rising.

A standalone building does seem a very small project but given the space and planning, a standalone building is more preferable. The planning is such that there are mostly 2 or 3 flats on each floor. Besides, since there is limitation of space, it is utilized far more for living than the amenities or related specifications. In Big residential Projects, there is ample space and freedom of utilization. Therefore, nothing is the society looks cluttered. Therefore, whichever the project, privacy is maintained as a top priority.

Another significant thing in big projects we may see is that, they are projected as a class of premium living and many flowery attractions. Earlier the projects used to be 2 & 3BHK, now the same area has been widened into 1& 2 BHK. Whilst in Standalone Buildings, this area is not as sorted as it is compulsorily expected to have. Therefore, there is population of only 1 BHKs or 2BHKs. With such a sorted thing both of the project types exist ubiquitously.

As families expect a social nature of livelihood, mostly big projects are a necessity for such people. Standalone projects are popular for professional and small families. Understanding you audience and developing a project likewise makes a beneficial way for every one and is thus a win- win to this diversified population of any city.

Given the area of the project like wagholi, PCMC, Pune, Pune annexe, Kirkitwadi, Chikhali developers are more inclined to build big projects. But the same company is planning a project in Hinjewadi, Maan, Bavdhan, standalone will be greater choice for a handsome profit.

Edge of living

Now a days the most trending feature for a residential project is the proximity and their amenities; Of course other than the economical rate of the area.

Many builders are simply planning to become the main and sole personality to develop budget homes. With the outreach of Pune being IT Hub, the construction of luxurious and leisure flats was initialized. That was the time in 2000 when many residential projects were built with 1, 1.5 BHK, 2, 2.5 BHK homes. As the saturation of the resources developed then along with homes, builders started giving amenities. The description of these features was unbelievably beautiful. From swimming pool to cricket pitch, there was so much that every real estate developer started acknowledging this trend. Now the habit has been such, that the flat area has been reduced from 2 and 3 BHK to 1 RK, or 1 BHK but the amenities space is always reserved.

Although said so, one of the best things for amenities in Indian residential projects is that they have been designed keeping in mind with the Indian habit and Indian necessities. Many builders are trying to bring that international edge by providing amenities and redefining the class of residences to luxurious projects. Amenities for not only outdoor features but the indoor infrastructure is the big bonus to who so ever is thinking to buy a flat.

Aksha Group has been constantly researching and redeveloping their projects to excel in every new residential township. Depending on the location and the necessary of the features needed, Aksha Group plans the resources such that every amenity is utilized at par and with best possible appreciation for its buyers. May it be a luxurious township like Amulyam or Swapnalok or a budget friendly society like Elegance or Empire, Aksha group sees to it that the amenities given to the projects are sound and maintained properly. Amulyam is a project with luxurious flats and much of an open space, therefore, Aksha has developed a cricket pitch for their buyer’s benefits. Similarly, elegance is a project that is mostly targeted for investment and professional lifestyle purpose therefore, they have made it a point to develop the internal infrastructure than the playfield.
