“SHE” in the “HE” world

When there is something is made or created especially for you, only you, everyone feels happy about that attention. On our birthdays we enjoy that love & attention for that entire day.  Women on the other hand enjoy that love a day extra than men. 8th March being celebrated as International Women’s Day worldwide lets every women feel special on this day. This day is celebrated and dedicated to all the women in the world as a conscious effort to appreciate, respect & shower some love on these beings.

Men being a little jealous think, why is there no Men’s Day? The reason why Women’s Day came into existence was because, back in early 90’s women were facing difficulties & inequalities in every area of interest. Being initiated in America, steadily this day gained importance worldwide as it was back supported by United Nations.

Being women is a great deal, especially in a male dominated world. Being on any part of the globe, women are still considered as second class preferences in terms of work.  Especially in a country like India where women Goddesses are worshiped and at the same time women at home are harassesd and tortured and at work they are considered less smarter than our Macho Men.

To protect women and their rights there are some legal rights made to help them fight back in horrifying situations. Handful of women know their rights and actually exercise them when needed. So this Women’s Day lets spread awareness about these rights & benefits we have so that all women feel blessed & know that the society cares for them. Let’s read through some of important legal rights every woman should know:

Right to Privacy:

When a woman is raped, she has the right to privacy where she can deny recording her statement in public (or police station) & demanding a woman constable to do the needful by interviewing her in private where no one over hears them.

Child Marriage Act, 2006:

The Prohibition of Child Marriage Act was made effective in 2007. This act defines the legal marriageable age for girl to be 18 years & above and for the boy to be 21 years and above.  Parents, guardians propelling their children for marriage who fall below the said age are subjected to action against law.

Dowry Prohibition Act, 1961:

Dowry being the most common practice in India is given by the bride’s family to the grooms family at the time of marriage.  Women after marriage are harassed and tortured for not being happy with the dowry received, thus making it an illegal act. The government of India has made the dowry system illegal. Families are subject to penalty if found practicing the system.

Right to no arrest:

According to Supreme Court, a woman cannot be arrested after sunset & before sunrise. Even if there are woman constables accompanying the officers, the police cannot arrest a woman at night. In case of serious crimes, the police needs to get it in writing from the magistrate explaining why the arrest is necessary during the night.

Equal Remuneration Act:

This Act prevents the discrimination of remuneration on the basis of gender. It ensures equal compensation for work to both men & women workers. Any women experiencing inequality in the payment system can report this to the legal system & action will be taken immediately.

Maternity Benefits:

It is mandated by law to provide Maternity benefits to women expecting a baby & has worked at least 80 days during the 12months  preceding her date of delivery. She is entitled to maternity benefits ie medical allowance, maternity leave & nursing breaks during her pregnancy.

I hope the above points help every women in our society know their rights. It’s a gift to us in a way. Which reminds me of gifts on this day. Who doesn’t like gifts. Home Loan Checklist

Home Loan is a life saving facility granted to buyers of the property. With the ever increase in today’s property rates, it becomes impossible to make full payment of the property. So usually people opt for home loan facility where the bank/ financial institute pays on behave of the individual. But this decision has to be taken very carefully as one is accountable to pay the money back to the bank in the stipulated time.

Hence to avoid the nightmare of a faulty or not understood home loan procedure, keep the following things in mind:

Study the available options: It’s very important that one researches the various options available in the market. Beyond the information given by the agent, one should do personal research as well. Before taking any decision compare & consider.

Calculate your EMI: Before deciding the amount of the EMI keep a track of your monthly spending. Calculate the monthly costs plus some amount for unforeseen emergencies & then decide upon your EMI.

You can bargain: Even though the financial institutes say the Rate of Interest is fixed but you can always bargain and get it reduced. After all we are Indians & we love to bargain. If the negotiation saves money, why not.

Keep you documents handy: Keep all the necessary documents ready for the loan. Make sure you have original copies of each important document. Your bank transactions, credit card payments play a very important role in getting the loan sanction.

Read the documents: Run yourself through the documents several times before signing on the dotted line. Until your 100% sure do not go ahead.

Foreclose Procedure: As per the new norms RBI has cancelled the foreclose penalty so at the time of foreclosing your loan make sure you don’t pay anything extra. Most important is if you have saved certain lump sum amount, quickly pay it and foreclose your loan as soon as possible & free yourselves from the burden of EMI.

5 important points to consider before buying a house

Many young couples come to the city to make a decent living. They dream of having a perfect job & a perfect house.  Once there is professional stability, next step is to buy your own house.  Many a times people get held back because of the high property prices. But once you are financially ready, make sure you take the right decisions as buying a house can be a lifetime’s decision & a place where you would spend rest of your lives. Mentioned below are some of the points you need to keep in mind before buying a house.

  • Budget: When you’re house hunting keep in the mind your budget. House expenses not just involves the final house amount to be paid to the builder but additional expenses like club membership charges, parking space charges, service tax, stamp duty, registration charges, home loan processing fees, electrification charges, transformer charges, preferred location charges (PLC), etc . Carefully allot budget as these charges shouldn’t later be a problem for you.

  • Project Location: The most important factor is the location of the project. Start looking for houses in the area where you wish to stay. In case, that location falls out of your budget, look for options closer to that area. Otherwise, when you decide upon the location keep in mind that the project should have proximity to places like your work place, schools, hospitals, grocery marts, shopping centers and most important is should be near to public transports or a place where you easily get transport.

  • Builder Reputation: Before taking the final decision, make sure you check the old records & reputation of the builder in the market. Visit their site, ask questions, do some research, talk to localities, keep digging information until you’re not satisfied. Visit their previous projects you will get an idea of their work.

  • Loan Facility: If your planning to avail the loan facility make sure your bank or the bank you desire to apply for loan is registered with the builder. Usually all the reputed builders are registered with leading banks. Wisely divide your down payment & your installments as per you capacity to pay back keeping in mind the monthly expenses.

  • Project Amenities & Specifications: Every project has some essential as well as leisure amenities to its project. Important is how properly are they maintained & are they of real use.
